What happens during a survey
Our surveyor will visit the property and carry out a full visual inspection, checking walls, ceilings, windows and any areas where damp is likely to build up.
- Moisture readings taken across the affected areas
- A protein swab test to measure how severe the mould is
- Air and surface samples taken where needed
- Identification of the root cause, such as a leak, poor ventilation or rising damp

Step 3 Cleaning
Our surveyor visits the property, takes moisture readings, samples and photos, and identifies the root cause of the problem.

Signs you need a survey
You don't need visible black mould to have a problem. Book a survey if you notice:

- Allergy symptoms or a cough that won't go away
- Patches of mould that keep coming back
Why a survey matters for landlords
If you're a social landlord, a survey is how you meet the investigation stage of Awaab's Law. You have 10 working days to investigate a reported hazard, and a proper survey with photographic evidence and readings is what proves you've done it. Read our Awaab's Law guide for the full timescales.
For private landlords, a survey also protects you if a tenant disputes who's responsible for the mould, since it identifies the actual cause.
